Process & Services
1 — Consultation
Initial conversation to outline the brief, budget, and your aspirations. Along with experiencing your environment, this is an opportunity for me to listen and understand how you currently utilise your spaces. What elements are working for you and what isn’t. Providing an overview of how you spend your time, where you work, what hobbies you have, how you socialise or if you have pets. All this information helps paint a picture of you and your lifestyle allowing me to tailor your design around.
2 — Feasibility
The feasibility provides the perfect foundation for any design scheme. This stage will analyse the attributes of the existing plot, helping maximise the property’s true potential, its always more effective and cost efficient to work with the existing building rather than against it.
This is a great exercise if you would like to:
Discover the True Potential of Your Home.
This could be somewhere you have lived for a while, a property you have just bought or even contemplating buying.Explore a Change in Lifestyle.
Your lifestyle is changing but you don’t want to move and would like to see the art of the possible. This change could be having a family, taking a new role based at home, downsizing or embarking on multigenerational livingA Second Opinion.
You may have started the design process with another designer and would value an appraisal or need further help breaking down areas down into habitable spaces with clear functions.
I will draw on any existing information during this stage to keep investment low, utilising any existing floor plans, maps and use a combination of bubble diagrams, sketches and technical drawings where possible to help articulate the options.
3 — Preparation
To enable the concept design, I will gather information on the existing building/site to form the basis for the proposals.
At a convenient time, I will photograph and carry out a measured survey of the existing property/site to enable existing plans and elevations to be drawn which will be required for any applications.
Any other surveys that may be required depending on the site and brief specifics have not been included.
4 — Concept
Following a positive outcome of the feasibility, I will then elaborate on the outcome.
Taking the bubble diagram through into a sketch scheme with alternative options, if required. I use CAD at this stage to ensure accuracy but may uses sketches and images to provide options or inspiration. I always outline proposed furniture locations to illustrate how the spaces will function.
I love to present this stage in person on site, to take your through the design, how I have weaved your lifestyle into it and my my thought process behind. I also highlight any constraints that may need to be considered.
5 — Design Development
One concept is then developed into a set of finalised drawings which could be used for a Planning Application (if required) but will also form part of the Building Regulations submission.
This pack will contain:
Existing plans and elevations
Proposed plans and elevations
Site location plan & site plan
(Please note the purchase of Ordnance Survey
digital site plan will be charged as an expense)Planning Application submission with Design Access Statement
6 — Detail design
Following Planning Approval, the proposal will be developed into a set of detailed drawings which are adequate for obtaining a Building Regulations approval and usually sufficient for a competent contractor to price and build to.
During this stage other consultants may need to be involved such as structural engineer etc.
This set of drawings will:
Preparation of Building Regulations Application forms and submission to the local authority
Include the form of construction for the shell of the building, finish, window and door locations
Highlight any Building Control requirements
Reflect other consultants designs - structural elements etc
Illustrate the agreed kitchen and bathroom layouts so the water and waste outlets can be planned
Show how the space will be heated, radiator locations or any underfloor heating requirements
Include the proposed lighting design locations, ceilings, walls and floor lights. Also external locations.
7 — Construction
Continued support is available during this phase.
This can be as formal or relaxed to suit your needs.
